Hardwood Floor Sanding and Refinishing in Sugar Hill, GA
If your Sugar Hill home was built in the 1990s, there is a good chance you have red oak strip flooring in the foyer, kitchen, or dining room, and an equally good chance it has not been touched since the builder finished it. Thirty years is a long life for one coat of polyurethane. The finish wears through in front of the sink and at the garage door, the color has gone deep amber, and scratches catch the light every afternoon.
The good news is that the oak itself is nowhere near worn out. Solid strip flooring from that era has plenty of wood above the tongue, enough for multiple refinishes. We sand Sugar Hill floors down to bare wood, repair what needs repairing, and refinish in whatever direction you want, from a classic clear coat to the light natural tones that make a 1995 floor plan feel current.
Refinishing costs a fraction of new flooring and keeps good material out of the landfill. For a lot of Sugar Hill homeowners deciding between refinishing the oak they have and replacing it, refinishing is the clear winner, and we will tell you honestly if your floor is the exception.

Neighborhoods we serve in Sugar Hill
We refinish floors across Sugar Hill and the surrounding Highway 20 corridor, and the projects follow a pattern: original builder oak in the high traffic rooms, ready for its first refinish just as the family decides to stay put and update instead of move. Sugar Hill communities where we sand and refinish hardwood include:
- White Oak
- Lanier Springs
- Somerset
- Pinnacle at Pinecrest
- Parkview at Shadowbrook
- Country Meadows
- The Refinery Sugar Hill
Sanding and refinishing services
A full refinish removes every trace of the old finish and the wear beneath it. We make three sanding passes with vacuum-contained machines, then hand-detail the edges, corners, and around stair spindles where big machines cannot reach. From bare wood, you choose the new color from samples we apply directly to your floor, because oak takes stain differently in every house and photos on a phone lie.
Many Sugar Hill projects also involve expansion. If you are pulling carpet out of the dining room or family room next to existing oak, we can lace new red oak into the old floor, then sand and finish everything together. Done right, nobody can find the seam, and you end up with a bigger continuous hardwood footprint for less than all-new flooring would cost.
Timing matters more than most homeowners expect. Georgia summers push indoor humidity up and stretch finish drying times, while winter heating dries floors out and opens seasonal gaps. We schedule stain and finish days around your HVAC running normally, and we will tell you honestly if a planned project date works against the floor rather than for it.
What we handle:
- Full sand and refinish down to bare wood
- Stain color changes, including going lighter than the original
- Board replacement for water damage at doors and dishwashers
- Lacing new oak into existing floors before refinishing
- One-day screen and recoat for floors that only look tired

Our 5 step process
- Free assessment. We measure, check how much wear layer remains, and identify any boards that need repair before sanding.
- Room preparation. Furniture out, vents sealed, doorways masked, so dust and finish stay where they belong.
- Sanding passes. Coarse to fine grits take the floor to clean bare oak, with hand work at every edge and corner.
- Color and finish. You approve a stain sample on your own floor, then we stain and build two to three coats of durable finish.
- Final walkthrough and care sheet. We inspect together and leave written guidance on traffic, furniture, and rugs.

Frequently asked questions
Is my 1990s builder oak worth refinishing?
Almost always. That flooring is solid three quarter inch oak, better raw material than much of what is sold today. Unless it has been sanded aggressively multiple times or suffered deep water damage, it will refinish beautifully and last decades more.
Can you make old red oak look lighter and less orange?
Yes. The orange tone is mostly aged oil-based finish, and it sands off completely. Red oak has warm undertones we cannot erase entirely, but with the right stain and a water-based topcoat we get it to a much lighter, more neutral place that homeowners are consistently happy with.
Do we have to move out during the work?
Most families stay, since the work is usually limited to part of the main level. The stain and finish days bring odor with oil-based products, much less with water-based. We talk through both options and schedule so the smelliest days land when you can be out of the house.
What does refinishing cost compared to new hardwood?
Typically a third to half the cost of tearing out and installing new wood of similar quality. Exact pricing depends on square footage, repairs, and finish choice, which is why we quote from an in-home visit rather than over the phone.
How long before the floor is usable?
Careful sock traffic after about a day, furniture after three to four days, rugs after two to three weeks. A screen and recoat is faster, walkable the next morning in most cases.
