The crew behind Cumming Floors
Last updated: July 9, 2026
Cumming Floors is a flooring and remodeling company based in Cumming, Georgia. We install, sand, and refinish hardwood, put waterproof luxury vinyl where wood does not belong, and remodel the kitchens and bathrooms those floors run through — for homeowners across Forsyth County and the neighboring cities.
Flooring first — the remodeling grew out of it
Plenty of contractors add flooring to a long menu of services. We came at it from the other direction. Hardwood is the trade this company was built on, and it is still what most of our week looks like: installs, sand-and-finish work, board repairs, stain changes. Kitchen and bathroom remodeling came later, out of the jobs where the floor turned out to be only part of what the room needed.
That order matters more than it sounds. The trades that decide whether a finished remodel reads as careful or careless — wood and tile — are the ones we keep in-house instead of handing off. When the kitchen and the floors around it sit on one contract, the flooring goes in at the right stage, the transitions between rooms line up, and nobody has to referee between two companies over whose measurement was wrong.
We are also deliberately small in one specific way: the people who come to measure your floor are the people who install it. There is no sales layer that promises things a crew you have never met is later supposed to deliver.
Forsyth County houses, and what their floors ask for
Most of our work happens in two kinds of houses. The first is the ranches and split-levels that went up in the eighties and nineties around the downtown Cumming square — a surprising number of them still have solid oak hiding under two generations of carpet, which usually makes them refinishing candidates rather than replacement jobs. The second is the newer construction south of downtown, where builder-grade floors were never meant to outlast the first decade and homeowners want something that will.
Add the Lake Lanier side of the county, where floors take wet towels and dog paws all summer, and the households under Sawnee Mountain with kids in every room, and you get the local reality we plan around: floors here need to be honest workhorses first and showpieces second. It is why we talk as much about wear layers, subfloor condition, and finish durability as we do about color.
The mechanics, in plain terms
Anyone can claim to be careful. These are the specific practices we put in writing on every job, so you can hold us to them.
Tear-out, subfloor leveling, materials, and labor each get their own line. If something changes mid-job, you can point at exactly which line moved and why.
We do not pass your job to an unknown subcontractor once the paperwork is signed. Accountability stays with the faces you met.
Our machines capture dust at the source instead of letting it drift into cabinets and vents, and our water-based finishes are low-odor — floors take foot traffic the same evening and furniture in two to three days.
Stain samples go down on your actual floor, in your light, before sanding day — never from a two-inch swatch under showroom bulbs.
Day counts are keyed to the dates that actually matter to you — a move-in, a listing — and you get them on paper before work starts.
Hand us a comparable written quote and we beat it by 5 percent. When we cannot, we say so plainly — sometimes the other bid is worth taking.
Check our pricing before you trust our pitch
Our ranges are published — hardwood sanding and refinishing at $3.95–$6.00 per square foot (the type of flooring and the scale of sanding needed set the exact number), LVP at $4.00–$5.50 — so you can weigh any estimate, including ours, against the local market. Cumming Floors is licensed and insured, and every in-home estimate is free.
Based in Cumming, and we keep the radius tight
We serve Cumming, Sugar Hill, Johns Creek, and Suwanee, plus the Forsyth County communities between them — and that is it. Staying local means estimate visits are easy to schedule, samples can come back a second time without drama, and the crew is close by if anything ever needs another look.
